A Guide To Popular Landed Property Areas In Singapore

The Urban Redevelopment Authority (URA) of Singapore has designated 58 landed housing areas in Singapore. Singapore has four types of landed housing areas: Good Class Bungalow (GCB) areas, Bungalow areas, Semi-Detached housing areas and Mixed-Landed housing areas. There are non-designated landed housing areas in Singapore such as in Joo Chiat, Telok Kurau, Eunos and Kovan where you can find various housing types such as small-scale apartment developments mixed with landed houses.

Good Class Bungalows in Singapore are located in 39 Good Class Bungalow Areas (GCBA). Most of the GCBs are found in prime residential districts such as District 10 and District 11. To maintain its exclusivity and prestige, there is a set of planning parameters to adhere to, including but not limited to a minimum plot size of 1,400 sqm with a height limit of 2-storeys with an attic, a maximum site coverage ratio of 40%.

2. The Complete List of 39 Good Class Bungalow Areas (GCBA) in Singapore

Currently, there are only about 2,800 bungalows in this these 39 Good Class Bungalow Areas (GCBA).

These Good Class Bungalows are mainly located in these 5 districts in Singapore: District 10, District 11, District 20, District 21 and District 23. The prime Good Class Bungalow Areas are in District 10 and District 11. 

There are Good Class Bungalows with land sizes below 1,400 square metres in the GCB areas, that originated before the authorities began gazetting GCB areas around 40 years ago; these properties are still considered as GCBs.

3. How Many Landed Housing Areas Are There?

Singapore has approximately more than 73,000 landed properties with the most common being terrace houses making up more than 50% of the total stock. The major landed housing districts are:

District 10 – Ardmore, Bukit Timah, Holland Road, Tanglin

District 11 – Chancery, Novena, Newton, Thomson

District 14 – Eunos, Geylang, Paya Lebar, Kembangan

District 15 – East Coast, Marine Parade, Joo Chiat, Katong

District 16 – Bedok, Upper East Coast

District 19 – Hougang, Kovan, Punggol, Sengkang, Serangoon Gardens

District 20 – Ang Mo Kio, Bishan, Braddell Road, Thomson 

District 19 has the highest number of landed properties, followed by Districts 15, 10, 16 and 20. It is also the district with the highest volume of transactions and the largest cluster of landed homes in District 19 can be found in Serangoon Gardens. 

Each landed housing area comes with different parameters such as 2 storey or 3 storey height control limit and mixed landed, semi-detached or detached types of houses.

5. Landed Homes of The Rich and Famous

i. Sir James Dyson

James Dyson's Good Class Bungalow (GCB)

James Dyson famously set a record for the S$73.8 million purchase of a super penthouse in Singapore held under his wife’s name in 2019.

The 99-year leasehold triplex penthouse at Wallich Residence was acquired by Dyson founder James Dyson’s wife, Deirdre. The penthouse has since been sold at a loss.  

The Dysons still own a Good Class Bungalow property at 50 Cluny Road near the Singapore Botanic Gardens, bought around six months after their penthouse purchase for a reported S$50 million. The freehold GCB property, which comes complete with an infinity pool and indoor waterfall, faces Singapore’s UNESCO-listed Botanic Gardens.

ii. Lim Hock Leng

Sheng Siong supermarket boss, Lim Hock Leng and his family live on a sprawling 33,700 sq ft Good Class Bungalow plot along Ridout Road near the Dempsey lifestyle enclave

The massive land plot houses two buildings and nine bedrooms for Mr Lim and his wife; the couple’s four children, and their families; as well as his parents-in-law.

He first paid S$35 million for the land with the bungalow and later spent S$30 million to restore a small pre-war bungalow to its former glory as well as build a new house as an attachment.

iii. Haidilao Family

The son of one of Singapore’s richest billionaires, a co-founder of Sichuan hotpot chain Haidilao, bought a freehold good class bungalow (GCB) at Gallop Road in Holland/Tanglin at the highest price per square foot for the area.

The 21,649 sq ft bungalow, located a stone’s throw from the Singapore Botanic Gardens, was acquired by Mr Zhang Hanzhi at S$42 million. This works out to S$1,940 psf, which analysts say is the highest price per square foot paid for a GCB in that area.

Mr Zhang Hanzhi is the son of Mr Zhang Yong, the chairman of Haidilao International Holding, which went public in Hong Kong in September 2018.

The Gallop Road property is located next to Mr Zhang Yong’s existing bungalow, which was purchased at S$1,700 psf or S$27 million in 2016.

Mr Zhang Yong, a naturalised Singapore citizen, topped Forbes’ Singapore’s Richest list in 2020 for a second straight year.

iv. Jet Li

Martial arts movie star Jet Li and his wife, former actress Nina Li Chi, bought a sprawling bungalow in Bukit Timah for S$19.8 million back in 2009. It was reported that Jet Li renounced his American citizenship in favour of being a Singaporean.

The freehold landed property is a 22,723 sq ft Good Class Bungalow (GCB) in Binjai Rise.

A three-storey bungalow sits on the prime land and is built on a slope with a long driveway leading up to the front lawn.
